Superb Realty and Praan Introduce Intelligent Indoor Air Systems in 1 Million Sq. Ft. Mumbai Portfolio

Mumbai, April 08, 2026: Superb Realty has announced a strategic collaboration with deep-tech company Praan to implement AI-powered autonomous air infrastructure across more than 1 million sq. ft. of its developments in Mumbai. The move marks one of the earliest large-scale integrations of intelligent indoor air systems within India’s real estate sector.

The deployment will begin at Superb Altura, the developer’s commercial project, before being expanded to upcoming residential and mixed-use developments across the city.

This partnership comes amid growing recognition of indoor environmental quality as a critical factor influencing real estate value, tenant productivity, and long-term health outcomes—alongside traditional considerations such as location and design.

Commenting on the collaboration, Shilpin Tater, Managing Director, Superb Realty, said, “Real estate valuation has historically focused on visible and tangible attributes. However, emerging data highlights that indoor air quality has a direct impact on health, cognitive function, and productivity. As a result, air quality is rapidly becoming a measurable premium in modern developments.”

Praan’s proprietary technology is designed for large-scale impact, capable of removing ultrafine particulate matter up to 166 times smaller than standard filtration thresholds and eliminating harmful gases up to seven times faster than conventional systems. The solution combines real-time environmental sensing, adaptive purification, and AI-driven optimization, enabling buildings to respond dynamically to fluctuating indoor and outdoor air conditions.

Angad Daryani, Founder, Praan, noted, “Air is the most constant interface humans have with their surroundings, yet it remains one of the least optimized elements in building design. Our systems are built for scalability, delivering real-time monitoring and response capabilities that significantly enhance indoor air quality across diverse environments.”

Tater added that the company’s developments are increasingly being designed to deliver measurable improvements in occupant well-being, including enhanced air quality, better sleep, and improved workplace efficiency. “This partnership underscores our commitment to integrating next-generation infrastructure that elevates the overall occupant experience,” he said.

The initial implementation at Superb Altura will function as a pilot project and benchmark, with scalability embedded into the model to support broader adoption across Superb Realty’s future developments.

Global research indicates that people spend nearly 90% of their time indoors, where air pollution levels can be 2–5 times higher than outdoors due to pollutants such as PM2.5, volatile organic compounds (VOCs), allergens, and microbial contaminants. The World Health Organization has consistently identified air pollution as a leading environmental health risk, with India ranking among the countries most affected by poor air quality.

As urbanization intensifies and pollution levels remain a concern, demand for healthier indoor environments is expected to grow—particularly within premium residential and Grade A commercial segments.

Through this initiative, Superb Realty is positioning itself at the convergence of real estate, health, and climate technology, reflecting a broader industry shift toward data-driven, wellness-oriented urban development.
